The Market Conditions Report provides an analysis of comparable sales based on the listings that you selected in your search results.

TIPS

When running this report to retrieve calculations for the Fannie Mae Market Conditions Addendum (Form 1004MC), your search must include ALL statuses for listings that match the attributes (beds, baths etc.) of your subject property, and you must set the "From" date for all statuses to one year back.
Remember that only listings that are "checked" in your search results will be included in the report. You can click the Check All link in the Options pane to quickly check all listings in your search results.
You may easily copy the information from this report into Microsoft® Excel or Word. Be sure to adjust the width of your columns in Excel to suit your needs.
To copy the table of calculations only, highlight the table using your mouse and then press CTRL+C on your keyboard. Then, open Microsoft® Excel or Word and press CTRL+V to paste the results into the application.
To copy the entire report, press CTRL+A to “Select All,” then press CTRL+C to copy. Then, open Microsoft® Excel or Word and press CTRL+V to paste the results into the application.

Time Period Notes

Date ranges are based on either a 360 day "banking year" or a 365 day "calendar year," depending on your MLS setup. See the "Notes" area at the bottom of the Market Conditions Report to learn which type of year is used by your MLS.

Breakdown of date ranges for a 360 day "banking year":

Current – 3 Months = 0 – 90 days back (where 0 is today’s date)
Prior 4 – 6 Months = 91 – 180 days back
Prior 7 – 12 Months = 181 – 360 days back
Periods are calculated using the actual number of days.
If the Sold Date, Expiration Date or Inactive Date is more than 360 days from current date, the listing is disqualified and will not be included in the calculations.
Listings that qualify may be included in the calculations for more than one time period.

Breakdown of date ranges for a 365 day "calendar year":

Current – 3 Months = 0 – 91 days back (where 0 is today’s date)
Prior 4 – 6 Months = 92 – 182 days back
Prior 7 – 12 Months = 183 – 365 days back
Periods are calculated using the actual number of days.

Inventory Analysis Notes

Total # of Comparable Sales = the number of listings with a sold date that falls within one of the specified time periods.
Absorption Rate is calculated by dividing the number of sales by the number of months for each period. Note that the number of months is NOT the same for all three time periods.
Total # of Comparable Active Listings = the number of listings that were on the market for all or part of the specified time period.
If a listing’s status has changed from active to inactive more than once, calculations are based on the most recent inactive date recorded.

Median Sale & List Price Notes

Median values are calculated based on qualifying listings only. Listings are ‘disqualified’ when their Selling, Expiration, or Inactive Date is more than one year from the current date (360 days or 365 days, depending on your MLS setup), or when they have a listing or sold price of zero dollars.
The sort order used for median calculations is based upon Sold Price (ascending), List Price (ascending), DOM (ascending), or Sales Price/List Price %* (ascending) depending on the calculation. Note: Listings display based on the sort order in your search results. Therefore, they may not display in the order used to determine the median value.
* If your MLS uses SP%OP (Sales Price % Original Price), then the Sales Price/List Price calculations will be calculated using the original list price.
